GoZark Resort - Terms & Conditions
Welcome to GoZark Resort! These Terms & Conditions ("Terms") outline the agreement between you ("Guest," "You") and GoZark Resort ("Resort," "We," "Us") regarding your stay at our property. By making a reservation or staying at GoZark Resort, you agree to be bound by these Terms. Please read them carefully.
1. Definitions
- Resort: Refers to GoZark Resort, its property, facilities, and services.
- Guest(s): Refers to the individual(s) making the reservation and all members of their party staying at the Resort.
- Property: Refers to the specific cabin, unit, or accommodation reserved by the Guest, as well as all common areas and amenities within the Resort grounds.
- Reservation: A confirmed booking for a stay at the Resort.
2. Reservations and Payments
- Booking Confirmation: A reservation is confirmed only upon receipt of a booking confirmation from the Resort, typically after a deposit or full payment has been made.
- Payment: Full payment for your stay, including any applicable taxes and fees, is due upon booking.
- Cancellation Policy: Full refund if canceled within 7 days before check-in time.
3. Check-in and Check-out
- Check-in Time: 3 pm
- Check-out Time: 11am
- Late Check-out: Any unauthorized late check-out may result in additional charges. Please contact Resort staff if you require a late check-out; this is subject to availability and may incur a fee.
- Check-in/Check-out Procedures: Specific instructions for check-in and check-out will be provided prior to your arrival.
4. Guest Responsibilities
- Property Use: Guests agree to use the Property and Resort amenities responsibly and in a manner that does not disturb other guests or damage the property.
- Occupancy Limits: The maximum occupancy for each unit is strictly enforced. Exceeding this limit without prior approval may result in additional charges or eviction without refund.
- Noise Policy: Please observe quiet hours between 10pm and 8am. Excessive noise or disruptive behavior is not permitted.
- Smoking: All indoor areas of GoZark Resort are strictly non-smoking. Smoking is permitted in designated outdoor areas only. Disposal of cigarette butts must be done in appropriate receptacles. A cleaning fee will be charged for any evidence of smoking inside the units.
- Pets: Up to two pets are allowed. $20/pet/night will be applied to your reservation.
- Fireworks Policy: Lighting or firing any fireworks on GoZark Resort property is strictly prohibited. This is a zero-tolerance policy implemented for the safety and well-being of all guests and to protect the property. Violation of this policy will result in immediate eviction without refund and potential charges for damages or fines. We encourage guests to enjoy professional fireworks displays around the lake.
- Property Care: Guests are responsible for keeping their unit clean and tidy during their stay. Any excessive cleaning required after departure will be charged to the Guest.
- Damage: Guests are responsible for any damage to the Property or Resort amenities caused by themselves or their invitees. The cost of repairs or replacement will be charged to the Guest.
- Illegal Activities: Any illegal activities on the Property are strictly prohibited and will result in immediate eviction and notification of authorities.
5. Resort Responsibilities
- GoZark Resort commits to providing a clean, safe, and well-maintained environment for all guests.
- We will provide the amenities and services as advertised for your chosen accommodation.
- We will endeavor to address any issues or concerns promptly and efficiently during your stay.
6. Liability and Damages
- GoZark Resort is not responsible for any loss, damage, or theft of personal property belonging to Guests during their stay.
- Guests use the Resort facilities, including the lake, docks, and pool, at their own risk.
- GoZark Resort is not liable for any injuries, accidents, or illnesses that occur on the Property unless directly caused by the Resort's gross negligence.
- By accepting these Terms, Guests agree to indemnify and hold harmless GoZark Resort from any claims, liabilities, damages, or expenses arising from their stay.
7. Dispute Resolution
- In the event of a dispute, Guests are encouraged to contact Resort management directly to seek a resolution.

8. Governing Law
These Terms & Conditions shall be governed by and construed in accordance with the laws of the State of Missouri, without regard to its conflict of law principles.
9. Amendments
GoZark Resort reserves the right to amend these Terms & Conditions at any time without prior notice. The most current version will always be available on our website.
Biohazard & Excessive Cleaning Policy
- GoZark Resort is committed to ensuring a safe and clean environment for all guests and staff. In cases where a room requires special cleaning or restoration due to hazardous conditions (e.g., bodily fluids, strong odors, or damage), the following fees may apply:
- Biohazard Cleaning Fee: $250
- Mattress or Upholstery Replacement: Actual cost + 20% admin charge
- Room Downtime Recovery Fee: $150 per night (if room must be taken out of service)
- Guests will be informed with documentation (photos, incident report) and contacted directly. Charges will be applied to the credit card on file or deducted from the deposit, if applicable.
Note: This policy does not apply to medical emergencies. We treat all such events with privacy and compassion. This policy addresses cases of willful neglect or avoidable dam
